February 10, 2012, Nashville, TN – Jim Creason, President of Trust Development, LLC today announced the development of “The Brownstones at Fifth and Garfield”. Nashville real estate leaders Grant Hammond and Brian and Kristen Merrill, have the exclusive listing and will oversee the sales and marketing aspects of the project. The Brownstones at Fifth and Garfield consists of eight new homes designed by noted local architect Preston Quirk of Quirk Designs and built by Sandy Wheeler of Handcrafted Homes, LLC. Financing for the first phase of the project has been secured through Michael McClellan of Capital Bank.

The Brownstones at Fifth and Garfield was inspired by a project in the final stages of being constructed in historic downtown Franklin, Tennessee called The Brownstones at First and Church. Creason noted, “I retained the services of Quirk to replicate the exterior appearance and finishes of this unique project. The exterior of this new 2012 project will be comprised of brick and stone appointed with wrought iron and gas lamps to mention a few street scape elements”.

Creason has worked tirelessly through this real estate downturn to maintain the initial vision for the project put on hold in 2007. The project, located at the corner of 5th Ave North and Garfield Streets, is adjacent to the Fehr School in the hip urban Germantown/Salemtown area.

Fehr School, built in 1924 served as a cornerstone in Nashville’s civil rights movement when it opened to children of all races in 1957. Historic Nashville Inc., a nonprofit dedicated to historic preservation, has placed the former elementary school, at 1624 5th Ave North, on its 2011 Nashville Nine list of most endangered historic properties. Creason has served two different terms on the board of directors of the Heritage Foundation of Franklin and Williamson County, founded in 1967, having a long history of preserving historic resources in neighboring Williamson County.

Commenting on the development, Mr. Creason stated “I am proud to be continuing the revitalization of such a historic district and think these Brownstones, as currently designed, will serve as a benchmark for other property owners in the neighborhood to continue the transformation of this important area and specifically this historic corner. My experience with historic preservation efforts coupled with the location will provide buyers a unique living and investment opportunity”. Creason’s last project, The Clayton on 6th Ave North, earned the distinctive Preservation Award for Infill Projects as commissioned by The Metropolitan Historical Commission of Nashville and Davidson County.

The Brownstones at Fifth and Garfield is located at 1700 5th Ave North, just north of the downtown Farmer’s Market and adjacent to historic Fehr School. The homes will be priced after the first phase of the project commences. They will include many upgrades not typically included in other new developments.

May 22, 2007, Nashville, TN – Jim Creason, President of Trust Development, LLC (“Trust”), today announced that the firm’s first new development project “The Clayton on 6th Avenue North” has earned the distinctive Preservation Award for Infill projects as commissioned by The Metropolitan Historical Commission of Nashville and Davidson County. The award was presented to the company at the 32nd Annual Preservation Awards Ceremony at the Nashville Public Library on Thursday May 17th by Mayor Bill Purcell, Commission Chairman Reaves Mitchell and Executive Director Ann Roberts.

Commenting on the award, Mr. Creason stated, “The end result of this project was the work by many talented people. It is personally rewarding to see how teamwork pays dividends when everyone works together. Salemtown is a great neighborhood and we are excited to be a part of the positive transformation taking shape in the area. This award comes at a time when developers in the neighborhood have a choice between quality-oriented development or ‘hoe-hum’ projects that put profit before all else.” Mr. Creason continued, “As mentioned in our initial announcement of this project last August, I am proud to be a part of the revitalization of such a historic district and know these homes will serve as a catalyst for other property owners in the area to continue what is already taking place. Our commitment to detail and quality materials coupled with the location will provide buyers tremendous investment upside”.

Jeremy Gearheart, the project manager for the development, stated “I am very proud of this award especially being the first new residential construction project for Trust. Overseeing this project has afforded me the opportunity to get to know so many terrific people both working on our behalf and those that live and reside in the neighborhood. To be able to walk away from this experience with an infill project such as this, knowing that the effort earned the attention of such a fine organization I’m sure motivates Trust to continue its efforts and the attention to detail paid to this project. I would like to say a big ‘thank you’ to all those involved that made this project a success”.

“The Clayton on 6th Ave. North” consists of three homes designed by noted local historic replica home designer Lynn Taylor, built by Ian Lewis of Timberline Custom Homes and detailed by local designer Star Moberg of Simply Star Designs.

“The Clayton on 6th Ave. North” is located at 1815, 1817, 1819 and 1821 6th Avenue North, just north of the downtown Farmer’s Market. The homes range in price from $289,000 to $349,900 and include many upgrades including hard wood floors, granite countertops, upgraded appliance packages, extensive millwork and trim, master suites, fireplaces, private rear court yards and much more.

Nashville is Tennessee’s largest city with a growing MSA population exceeding 1.6 million and is physically located in the center of the State. While Nashville is closely associated with the Music industry, the Health Care, Insurance, and Banking industries actually dominate this market.

The current commercial investment landscape is not just dotted, but blanketed with out-of-state development powerhouses who are positioning themselves for what is becoming a gold rush. Downtown land investments and suburban power centers have become extremely desirable with out of state developers whose home markets struggle.

With an affluent and highly educated citizenry whose population is expected to grow dramatically over the next 10 years, we appreciate Nashville’s commercial growth potential as one of the best in the United States.

The Nashville commercial and investment property market is primed to become the most explosive southeastern market; Trust is especially bullish on the downtown market. Substantial urban development is expected to coincide with the delivery of Nashville’s new $755 million convention center.

If there’s any one particular city that’s poised to rebound from the current real estate struggles nationwide, that city is Nashville. To look at the flurry of commercial real estate development sweeping across Nashville, one might suppose there has been no economic recession at all. Despite downturns elsewhere, Nashville continues to receive and approve building permits for commercial real estate developers to begin multifamily development projects, office building renovations, and more. Regardless of the downturns elsewhere, investors and developers continue to demonstrate great faith in the Nashville market, and Business Outlook has named Nashville the second most recession-proof city in the nation.

The Nashville investment property market is primed to become the most explosive southeastern market by 2011; Trust is especially bullish on the downtown market and consider a “strong buy and hold” position to be a prudent investment decision even in the national real estate downturn. Substantial urban development is expected to coincide with the delivery of Nashville’s new $755 million convention center in mid 2012. Nashville is Tennessee’s largest city with a growing MSA population exceeding 1.5 million and is physically located in the center of the State.
